All right, we're here for episode two of our home flipping vlog. We're here in the Cypress Glen neighborhood of Coral Springs for a home that we're flipping. I wanna show you a little bit of the getting to completion project here. So we got floors down. I'll give you a little tour around the house. So we ended up taking down that little half wall towards the front here. It opened up the entire house. They fixed the stucco and we painted it. We gotta touch up the paint obviously, where the wall came down, but that nice, bright white color really brightens up the house. Makes it look a lot more modern and that's what today's buyer's really looking for. We still have to do the landscaping.

Does Zillow think the housing market's gonna crash?

If you've been listening to the news about the real estate market lately, you've probably heard a lot about Zillow and their iBuyer program, and how they've stopped buying homes. And if you haven't heard about that, let me take a step back and explain to you what that means. So Zillow, since 2018 has been one of the few other companies who are what are called iBuyers. That's basically a fancy term for the use technology and an algorithm, and they are buying homes directly from sellers. So Zillow,  on their website previously  could put in your property address and they would make you an all-cash offer. Do I need a home inspection?

Yes. Even in this crazy market that we're in, in 2021, we would never recommend to our buyers to waive their home inspection. If you wanna pay above appraise value, you wanna pay more money, there's a lot of other creative ways to make your offer stronger. But at the end of the day, just visually walking through a house, there's a lot of things that we could be missing that a home inspector is gonna pick up. Please don't waive your home inspection. That's just a really easy way to get really hurt financially down the road when the property is not in the condition that you thought it was in.

Rents have increased significantly this year. The latest National Rent Report from Apartmentlist.com shows rents are rising at a rate much higher than the three years leading up to the pandemic:

“Since January of this year, the national median rent has increased by a staggering 16.4 percent. To put that in context, rent growth from January to September averaged just 3.4 percent in the pre-pandemic years from 2017-2019.”

Looking back, we can see rents rising isn’t new. The median rental price has increased consistently over the past 33 years (see graph below):

If you’re thinking of renting for another year, consider that rents will likely be even higher next year. But that alone doesn’t paint the picture of the true cost of renting.
